Secrets for Serious Home buyers

Why Your Dream Home Isn't Advertised

As sad as it seems, most real estate advertising has the purpose of convincing a seller that the agent is working. Really good ads are designed to make you call. National Association of Realtors statistics indicate that fewer than 12% of home purchasers actually buy the home they called about or saw at an open house.

What really happens? Most real estate agents are trained to take your call, take your name and take you on an appointment. You see, newspaper and magazine ads have a 2 day to 2 week lead time plus a 1 - 4 week shelf life. The house you called about could have sold six weeks ago. Many people end up with the house an agent picks and sells to them.

You'll find your dream home if you get pro-active. Arrange for financing, select your location, drive it frequently, look for new signs and do your research.


Save Thousands: Negotiate with power.

Most people, real estate agents included, go about buying a home exactly backwards. The most powerful negotiating position with any seller is a cash offer with immediate closing. Since most buyers don't have pockets full of cash, they avoid this issue until after they have found their dream home. Then this oversight becomes expensive. What a great negotiating position. 'Gee, Mr. & Mrs. Seller I think my buyer has some savings and they can probably get a loan. Would you please reduce your price and pay some closing costs for them?' What would your answer be? Preferred Buyer Program members never have this problem. Why? This program is for buyers who have already been approved for a loan. Since there are so few cash buyers, you become the strongest buyer in the market. Before I take any offer to a seller, you will be pre-approved for the best possible financing. We'll know exactly how to structure an offer and we'll get at least $2,000 in concessions from the Seller.

Get out of the agents¿ car, or get locked in.

The traditional method of hunting for a home is to select an agent, tell her what you want to see and then get in the car and tour them. It is probably a nice car; large, fairly new, comfortable and fairly expensive. It only makes sense to ride with her because she knows the area, you can talk, and you'll use her gas. Before you get in that car, consider this: The agent does know the area and you don't. Agents are trained to approach a listing from the most desirable direction. Equal housing laws prohibit us from talking about many aspects of a neighborhood. How will you learn the area? You will be able to talk. Well, actually the agent will be able to sell more easily. You are a captive audience, locked in, and you can't talk privately.

You can use the agents' gas. Of course, that is an advantage. The only problem is that agents are trained to show you 3-7 homes and then to start locking you in to one. You are going to discover how that nice car was paid for. Preferred Buyers drive by homes all over the area when it is convenient to them. YOU select the ones YOU really want to see. I set up appointments review value and meet YOU there. YOU discuss your thoughts in private and ask me questions. I get answers.

Three trick questions and answers.

You should have dozens of questions for any real estate agent that you are trusting to assist you in purchasing a home. Be sure to write them down as they cross your mind. In case you forget here are three that you must ask.

1 When can we go look at houses? The answer should be, 'As soon as you are pre-approved for a loan.' If it isn't, you're risking $2,000-$5,000.

2 What is your plan to help me find a home? The answer should be, 'Here is my written plan (agreement). Let's review it.' You really need to see and agree to a written plan. It should include weekly printouts from MLS, a pre-offer market analysis, negotiating assistance and financing guidance.

3 Will you guarantee to save me money when I purchase? The answer should be, 'Yes.' Expect some qualifications but expect the agent to back the guarantee with cash.
